How DSCR qualifying works
DSCR stands for debt service coverage ratio. It is the property’s monthly rent divided by its monthly payment, including principal, interest, taxes, insurance and HOA dues.
Example only: a house that rents for $1,650 a month with a total monthly payment of $1,375 has a DSCR of 1.20 ($1,650 ÷ $1,375). A ratio above 1.0 means the rent covers the payment. Higher ratios generally qualify for better leverage and terms.
Because the property qualifies, self-employed investors, people with heavy write-offs and investors who already own several rentals can keep growing without their personal debt-to-income ratio getting in the way.
Who this loan is for
- Investors buying a rental who don’t want to document personal income
- Owners refinancing a rental to lower the payment or pull cash out for the next deal
- Flippers and BRRRR investors moving a finished, rented property off short-term debt
- Investors who close in an LLC
What we look at
- The property: value, condition and the lease or market rent.
- The ratio: rent against the full monthly payment.
- You: credit (soft pull to start), reserves and your borrowing entity.
Why investors use us
We are Kansas City real estate investors ourselves. We own rentals across the metro and close about 60 investor loans a year, so we know local rents and values block by block. You talk to a person who has done the deal, not a call center.
Questions investors ask
What is a DSCR loan?
A long-term rental loan that qualifies on the property’s rent instead of your personal income. Lenders compare the monthly rent to the monthly payment (principal, interest, taxes, insurance and any HOA) to get the debt service coverage ratio, or DSCR.
Do I need tax returns or W-2s?
No. Our DSCR program does not require personal income documents. We look at the property, the lease or market rent, your credit (soft pull to start) and your reserves.
How much can I borrow?
Up to 80% of the property’s value on a 30-year fixed loan, depending on the deal, your credit and the DSCR.
Is there a prepayment penalty?
There is no prepayment penalty after year three. Your term sheet spells out the exact prepayment terms before you sign.
Can I refinance a flip or BRRRR into a DSCR loan?
Yes. Many of our borrowers buy and rehab with a fix and flip loan, place a tenant, and then refinance into a DSCR loan to pull out equity and hold the property long term.
Can I close in an LLC?
Yes. DSCR loans are business-purpose loans and are commonly closed in an LLC or other entity.

Leverage and terms shown are starting points for well-qualified investors and can change without notice. Every loan is subject to underwriting, credit review, property review and appraisal; nothing on this page is a commitment to lend. Loans are for business and investment purposes only and are not available for owner-occupied homes. We place loans with our own capital and with institutional lending partners, depending on the deal.
