How to Choose a Cash Home Buyer in Kansas City

If you’re thinking about selling your house for cash, here’s how to check out any buyer, including us, before you sign.

The 8-point checklist

  1. Will they buy it themselves? Ask: “Are you buying this house, or will you assign the contract to someone else?” Both happen in Kansas City. You deserve to know which, and in Missouri a wholesaler has to give you a written disclosure 14 days before you sign.
  2. Proof of funds. A bank statement or lender approval in the buyer’s own name.
  3. A real title company. Ask which local title company will close. Never wire money to the buyer or sign a deed outside of a closing.
  4. No upfront fees. You shouldn’t pay anything to get an offer.
  5. The math behind the offer. Comparable sales and a repair estimate you can check.
  6. Who pays closing costs. Get it in writing. Many local buyers, including us, usually pay them.
  7. Reviews from real sellers. Look for Google reviews that name a neighborhood, a situation and a person you’ll actually deal with.
  8. A local presence. A Kansas City address, a local phone number and someone who will walk the house in person.

Cash, subject-to and seller financing

Not every “we buy houses” offer is all cash. Some buyers offer to take over your mortgage payments (“subject to”) or ask you to finance part of the price. These can help when you have little equity or want monthly income, but they keep your name tied to the loan or the note. Get the terms in writing and have your own attorney review them.

Red flags

When you should list with an agent instead

If your house is updated, shows well and you have a few months, listing on the MLS will usually get you more money. A cash buyer is worth it when the house needs work, when there’s a title, estate or tenant issue, or when you need a certain closing date.

Common questions

Are cash home buyers in Kansas City legitimate?

Many are, but they vary a lot. Some buy and hold or renovate the houses themselves; others sign a contract and sell that contract to another investor. Ask directly, check Google reviews that mention real sellers and neighborhoods, and close only at a licensed title company.

What is a wholesaler, and does Missouri regulate them?

A wholesaler signs a contract to buy your house and then assigns that contract to another buyer for a fee. Since August 28, 2026, Missouri law (RSMo 407.3600) requires a wholesaler to give the owner a written disclosure, signed by both sides, at least 14 days before signing a purchase contract. If they don’t, the owner can cancel before closing and get the earnest money back.

Should I ever pay a cash buyer a fee?

No. A real buyer doesn’t charge you an application, appraisal or “processing” fee. Closing costs are paid at the title company and shown on the settlement statement.

How do I know they actually have the money?

Ask for proof of funds or a lender approval letter in the buyer’s name, and ask which title company will close. Many investors use short-term investor loans, which is normal, but the buyer should be able to show they’re approved.

How much less than market value will a cash buyer pay?

It depends on the repairs and the risk. A buyer should be able to show you the comparable sales and the repair estimate behind the number. If you can’t see the math, get another offer.

What contract terms should I watch for?

Long inspection periods that let the buyer walk away for any reason, very small earnest money, the words “and/or assigns” after the buyer’s name (that means they may sell your contract), and any clause that lets them change the price after inspection.
